There is a beautiful view of the flat to the Prague Castle, Petrfn tower, Letnå. In the flat, the most precious and luxury materials only were used.
Dear purchaser,
Welcome in our flat. Four years ago, I reconstructed the flat with maximum care and love with the aim to create beautiful environment for our family in the centre or Prague in the standard, to which we were used abroad. I put emphasis on the smallest details, which I will try present in this email very properly.
Our family lives an attractive social life, we travel a lot and welcome visitors, so the flat was intended as an urban apartment based on the combination of a centrally located room for welcoming visitors and spending family time, separated private zones and technical
facilities for staff.
We enter the flat through a discreet door from the central stairway of the house. The door was intentionally chosen as usual and inexpensive not to point out, what is behind it. Before entering, though, two cameras are monitoring you ensuring that the host has a very good overview of who is standing behind the door.
Imagine you have closed this discreet door behind you, and you are now in a small hallway. There is a big darkened mirror, self-cleaning carpet, dim lights and beige fabric wall panelling. Behind this cladding, there is a space, where an elevator can be implemented,
without major necessary interventions into the structure. At present, the elevator leads to the floor underneath. There is technical documentation regarding the elevator and its
possible extension one floor higher, to this particular space.
If you want to enter the flat, after entering the outer hallway, you shall open another door leading directly to the flat. This door itself is the highest safety standard - vault door with
fire protection insert.
This door brings you to the first room of the flat itself, which is the entrance hall, from which, there is a door to another room on your left. It is a restroom for guests with sanitary equipment Antonio Lupi, suitable also for bigger and heavier persons, wall tiles from Italian travertine, dim light and noble wood panelling. Another room, which is entered from the entrance hall on the right, is a strategically placed spacious walk-in
wardrobe, where coats, shoes, suitcases and other garments are placed, which shall be placed directly at the entrance. Behind the wardrobe, there is a BMI technology in a
separate space, i.e. central controlling system of the flat. From this wardrobe, there is also a direct entrance to a laundry room with washing and drying machines MIELE and
soaking tub with a spout. The housekeeper's workplace is here as well. All these doors are from varnished wood with 27 layers of varnish and open by sliding to the side. The already mentioned wardrobe is equipped with a variable wardrobe system and walls are panelled
with wood (walnut).
Now we are going back to the hall: next to the entrance door to the wardrobe, there is a varnished wall with three paintings by a well-known painter MALICH. At this wall, there is also a wardrobe with micro ventilation intended e.g. for fur coats, which are maintained here into quality. Thanks to this storage, fur coats and other fur garments do not lose their shine and hair. In the hall, there is also a red PUFF from POLTRONA FRAU and chest of drawers by the same company, the same as the mirror.
From the hall we continue to further past entrances to other two rooms. One of them is a bathroom. This lower bathroom has its own window, is cladded with Italian travertine and equipped with sanitary elements ANTONIO LUPI. There is also a spacious walk-in shower with a built-in niche, interesting special arrangements and different types of lighting and
high-quality sound for listening to music. In this bathroom, there is a plenty of storage space. Apart from the window, the bathroom can be ventilated through a ventilation system and there is also a floor heating.
The other room is at present used as a children room but can be used e.g. as a fitness room, as it was before, or a guest room, office, etc. The present children room is fitted
with a furniture in prevailing pink colour and an adult-size bed. This room has its own walk-in wardrobe as well, which can be entered through a sliding door. The wardrobe is equipped with a variable wardrobe system, which can be modified based on the actual
needs of the flat owners.
This room, as well as other rooms, is equipped with air conditioning, sliding nets in windows against insects and safety blinds.
On the same floor as the previously mentioned rooms, there is staircase leading to the upper floor, kitchen, dining room, living room, relaxation zone by the fireplace, boudoir in the tower and my husband's office.
Let's start with the description of the kitchen: the first thing, which I want to mention is that the kitchen board is made from one piece of Italian marble. The kitchen is equipped
with MIELE devices (two wine cabinets, hot air oven, microwave, induction cooktop, electric cooktop, wrought grill, dishwasher), sliding door leads from the kitchen to a
larder. The kitchen is white with soft metallic bluish reflections. Also here, 27 layers of
varnish were used. As a visual dividing element between the kitchen and the dining room, we have built a glass cupboard with glass door for storing dishes. Many of our guests use it as a bar and a place where they can have their first glass of champagne.
The kitchen is followed by a dining room. For the dining room, a dining table of a square shape was created from two types of wood and a central supporting foot; around the table, there are 6 chairs POLTRONA FRAU and remaining seats are tailor made by the FLEXFORM company. This part is something like a deep bench of a fireplace, where you can not only sit, but also lie down and relax overviewing the street underneath. This seating area is equipped with a built-in heating system, which is very pleasant in winter. My husband likes this place because it provides good light and is well suitable for reading, as well as by my daughter, who likes playing here and having good overview of what is going on in the flat. The bench provides another storage space. Since I do not like chandeliers, or the cords, on which they hang, I have solved the light for the dining table with a
reflection of spotlights placed in a big circle, which are hanging on an oblique ceiling and
coated with 24-carat gold. This "chandelier" gives a feeling of soft light and on top of that
it respects basic principles of Feng-Shuei, which were applied all over the flat.
If we move from the dining area to the living area, we can comfortably sit down on a sofa tailor made by POLTRONA FRAU. This sofa is complemented with tables and a comfortable armchair ARCHIBALD by the same manufacturer. We have chosen two standing lamps from Murano glass by POLTRONA FRAU as well.
To give the room a cosy hint, we have chosen a rug imported from Iran, which is 80% woven silk. This space, as well as the rest of the storey is equipped with air conditioning and loudspeakers providing good quality sound. In this space, there is a TV, which can be watched from the dining area of the relaxation area.
Modern gas fireplace has a remote control. It brings not only a pleasant atmosphere but also warmth. Except for hot summer days, we turn in on almost every evening, it is a pleasant feature of the flat. The best view on it, however, is from chez longue of the FLEXFORM brand placed between the dining area and the budoir.
The budoir is situated in another interesting architectural element of this place - in a tower. Right next to this chez long, the entrance to the tower is placed. Here, I have created my own girl 's budoir. I use it as my office and it is created as a pure feminine space both by colours, and by equipment. Walls are covered with alcantara fabric, my desk
is placed so that I have a beautiful view of the river and Letnå orchards and the space is fitted with POLTRONA FRAU furniture - these are chairs, armchairs with a table and a high
pile wool carpet. The interior, however, is nothing compared to the beautiful view covering 288 degrees from the historical building of the law school over the river to the PaFiiskå street to the extent, which this tower offers. You can observe Letnå orchards and Vltava river, tourists in the Intercontinental hotel and oversee the Old Town Square, Old-New Synagogue in all its ancient majesty, as well as the Maisl street. It is the only space in the flat, which we have maintained in its original disposition including the old wooden beams. These beams are professionally treated.
If you go a few steps down from the tower, you will enter my husband's office on the right. On the way, you will go past the bookcase, which is specific, as it consists of many
arts of different colours and metallic cubes and rectangles. Some of the shades are not produced any more. The POLTRONA FRAU company chooses a specific colour for each year, which will never be repeated again. Apart from many beautiful books, our bookcase contains also unique pieces, which cannot be purchased any more.
My husband 's office is the last room of this floor to describe. When entering, you will see a wall opposite you, which is covered by blue-gold fabric with cubistic motif. The whole
office is fitted with tailor made furniture CECAITIS from noble wood and leather and cigar
ashtrays, so called 1919 POLTRONA FRAU. In this room, there are two tailor made loudspeakers by a small Italian manufacturing company in order to achieve the best possible sound effect. Here is also a separate air conditioning and windows fitted with
sliding nets against insects. From my husband 's office, there is a beautiful view of the Old-New Synagogue and a park next to it, and to Maisl street as well. Furthermore, I would like to mention, that the room is fitted with a carpet of a similar type as in the living area.
The first floor of the flat has two functions: the first one is a private sleeping zone and wardrobes, the other one is entrance from the staircase on the terraces.
If you enter on the staircase from the basement to the first floor and go through the corridor towards the bedroom, you will see a walk-in wardrobe on your right. This all corridor is lined with clear diamond double safety glass and on the floor, there are two rugs of oriental style. From this upper landing, there is a nice view of the already
mentioned "chandelier", which provides light to the dining area.
My husband 's wardrobe is separated from the corridor by a glass sliding door and is also fitted with variable wardrobe system, which can be modified any time according to the needs of the flat owners, and a leather chair of the "Art Director" type by POLTRONA FRAU. The walls are covered with fabric so that the materials of garments do not get damaged or polluted. At the wardrobe, there is also a big mirror in a leather frame POLTRONA FRAU.
In the corridor, on right side, there is the entrance from the bedroom, which further leads to the wardrobe and bathroom.
The bedroom is fitted with air conditioning, which is cleverly hidden in the wooden panelling of the room, therefore we do not need to see the grills, if we are not using the
air conditioning. Because sleep is important, we have invested in the HASTENS bed, which has the maximum dimensions, i.e. 215 x 215 cm. Bedside tables of the same design and colour as the kitchen are a must, lamps of Murano glass of the POLTRONA FRAU brand. In the bedroom, there is also a TV. Sliding glass door lead from the bedroom to the lady 's
wardrobe. This is also in the same style as the other wardrobes: variable system and the wall coating. Here is also a puff for sitting made of beautiful leather, where you can not
only sit, but also place your clothing. As I have already mentioned, there is a bathroom at the bedroom, which is fitted with Italian travertine and noble wood, provides enough storage space, is ventilated both by a window, and by a ventilation system and there is a beautiful view through a glass wall. In the bathroom, there is a double washbasin, walk-in
spacious shower and also a bathtub, from which you can watch TV, which is placed in the bedroom. A toilette is a must. What, in my opinion, makes the bedroom so unique, is the possibility to open a big glass door and walk out directly to a terrace. For safety feeling, it
is, of course, equipped with safety blinds and nets against insects.
And now we are on the terrace. It has two entrances. One is from the already mentioned bedroom, and the other is the main one. You use the main entrance to come directly from the staircase. If you enter the terrace, the first thing that attracts your attention is the direct view of the Prague Castle, which is surrounded by Letnå orchard from the right side and Petiin park with the tower from the left side. From the terrace, you can also see the Vltava river and the Intercontinental hotel. The terrace is cladded with teak wood ad the railing is filled with dark glass with a reflective film which limits the view to the terrace. It brings you more privacy. After consulting a renowned Czech garden architect, we have
decided on placing both boxwood bushes in the shape of a ball and trees (similar to Japanese flowering cherry trees) that bloom beautifully and smell nicely in spring. Wooden dividing wall from the neighbours is covered with ivy and wild wine. The whole garden part is provided with self-watering system and rain sensor. The terrace is lit with lights above the dining part, as well as with dimmed intimate zone. It is sounded with excellent outdoor loudspeakers BOSE and an outdoor shower with hot and cold water, outdoor
kitchen in stainless steel and wood, as well as outdoor furniture DEDON is a must. This
excellent quality outdoor furniture consists of positioning chairs, footstools and tables. An electronically extendable sunshade matching the colour of the beams on the terrace is also part of the terrace equipment, blends in with the entire exterior and does not disturb the
overall impression. The sunshade is equipped with rain and wind sensor.
In order to secure the entire safety system of the flat, two cameras are placed on the terrace as well, outdoor safety blinds of the highest standard, as well as safety entrance doors.
I would like to mention, that the interior of the flat is equipped with two additional partly hidden cameras, which can be simply disconnected. Other safety elements to be mentioned are milk glass safety foils on all windows. Another piece of equipment is a hidden built-in safe and last but not least a smart home system, which can be controlled
via touchpad or via iPads. This system offers a range of control elements like the possibility to set up lighting. Within this setup, the flat is equipped with a slit led light at the floor.
This interior lighting is used mainly at night for safe movement around the flat.
For sure, you have the plans of the flat for your disposal, and as you can see, some rooms are described differently in the plans, then we use them in real. It is due to the
development in our lives. For example, my husband 's wardrobe on the first floor at the bedroom should have been his office, etc. This flat is very variable and individual rooms
can be used for different purposes than it was intended at the beginning of the project.
